I just though that when you buy this release, the DVD is included in the set which is seen on the website. Or could you buy the discs seperately?

Fantastic share! I am nuts about some of the different versions, like Hijack My Heart Rough Mix. Maybe I am just senile, but I certainly don't remember listening to this version before.

Invisible man demo has shared vocals as far as I know.

The rough versions , I have scanned very fast , and listened to it very quickly. but less difference.
Which songs has new elements ?

The "I'm the invisible man, I'm the invisible man" in the song are by Brian and Roger. This version seems to have Brian's vocals higher in the mix.

2-19 & 2-24 the unic lossless tracks (according to Traders Little Helper and AuCDTect).

Sorry for my ignorance, but what does "Rough Mix" mean? Is this kind of unfinished track, or "unpolished" one or sth else?

Rough mix is a work-in-progress mix which could feature alternate takes of vocals/instruments on the final basic track.
And it also could be literally 'rough' mix of all final takes of intruments/vocals before proper mixing.

So basically you're right with your asumptions.

I do not see anything rare in the material that is posted by a respected user. Official material interspersed with demos. Demos, for example, can be downloaded from the Internet So I do not see any excitement, delight and surprise. Old, famous stuff.

A rough mix is basically what the name implies: a preliminary and unpolished version of the mix. They usually differ from the definitive versions in the level, pan and effects applied for the different tracks on the multitrack. Besides, they lack all of the embelishments that are part of the mastering process such as Eq, compression/limiting, and editing (cuts, fades, etc.).

In this particular case, Rough Mixes was the title of a promo cassette copied by Capitol Records to the main executives of the label in December 1988, to maintain them updated regarding the new Queen album (at the time, Queen had just abandoned the "The Invisible Men" concept, but had still to decide on its final title).

It seems that the first 13 tracks on disc 2 (Promo Demo Teaser) are actually the same edits that are on the 1988 13 track preview tape (see link below) but in a different order:
